Identity verification, income verification (2.5–3x weekly rent), employment verification (call the employer directly), rental history reference check (call previous landlords), and a national tenancy database (TICA, NTD) check for prior evictions or unpaid rent. Every applicant, every time.

Red Flags in Rental Applications
Cannot provide payslips — “I just started” or “I’m paid cash”
Previous landlord reference is a mobile number only
Multiple recent moves (2+ addresses in 12 months)
Refuses to consent to database check
