For market data, the two platforms I use most are CoreLogic and the free data available through Domain and Realestate.com.au. CoreLogic’s RP Data is the most comprehensive — suburb-level median prices, days on market, vendor discount rates, and rental vacancy. It’s not cheap (around $65–80/month depending on your plan), but if you’re actively buying it pays for itself quickly by helping you avoid overpaying on even one property.
For free research, the Australian Bureau of Statistics publishes Residential Property Price Indexes quarterly. It’s lagged, but useful for understanding longer-term price trends across capital cities. The ABS also publishes rental data which cross-references well against what you see on the ground.
Finance tools for property investors
For borrowing capacity, the calculators on major bank websites give you a rough number. They’re useful for a ballpark, not for making decisions. A mortgage broker will give you a more accurate figure based on actual lender policy — and different lenders assess income, expenses, and existing debt differently. The difference between lenders can be $50,000–100,000 in borrowing capacity for the same financial position.
The MoneySmart mortgage calculator from ASIC is a good free option for basic repayment modelling. For more advanced analysis including depreciation, land tax, and cash flow projections, you’ll need a spreadsheet or a purpose-built property investment platform.
What to skip
Most paid property investment courses, buyer’s agent memberships, and “education” platforms aren’t genuine property investing tools Australia needs — they’re products that use property as a vehicle for selling you something else. The fundamentals of buying a good investment property don’t require a $3,000 course. They require a good accountant, a decent mortgage broker, and access to the same data the professionals use.
