Research and due diligence

SQM Research — Vacancy Rates

Free vacancy rate data by suburb, updated monthly. This is one of the first things I check when assessing a location. A vacancy rate below 1% tells you rental demand is structurally strong. Above 3% and you need a very good reason to buy there. Use the free section — the paid data isn’t necessary for most investors.

Domain Research

Free suburb profiles, median price trends, and days on market data. Best used alongside SQM for a rounded picture of a suburb’s rental and sales market. The median price trend graphs are particularly useful for spotting suburbs that have run hard recently (be cautious) versus ones that have been flat (potentially more upside).

ABS Census Data

The Australian Bureau of Statistics Census has free demographic data on every suburb in Australia — renter ratios, income levels, household size, employment type. Useful for understanding who actually lives in the area you’re considering and whether the rental demand is structural or cyclical.

Finance calculators for property investment in Australia

MoneySmart Mortgage Calculator

ASIC’s free mortgage calculator. Straightforward, no sign-up, and trustworthy. I use it for quick repayment estimates when running initial numbers on a property. It also has a comparison rate calculator which is useful when looking at different loan products.

ATO Rental Property Expenses Calculator

The Australian Tax Office’s own tool for working out what you can claim on a rental property. Useful for a first-pass estimate of your tax deductions. Note that it doesn’t replace advice from a tax accountant — but it’s a good starting point for understanding what’s claimable before you sit down with one.

Understanding property law and tenancy rights

State Tenancy Authorities

Each Australian state has its own residential tenancy authority with free landlord guides, bond information, and tenancy agreement templates. Here are the main ones:

Reading and learning

I don’t recommend most property investment books because they’re usually written by someone selling a course or a system. There are exceptions, and I’ve listed the best ones below. The principles transfer directly to property investment in Australia even if the books don’t mention property specifically — understanding behaviour and long time horizons matters far more than any individual tactic.

A few things worth reading:

  • The Barefoot Investor — Scott Pape. Australian personal finance foundation. Good for getting your financial house in order before you invest.
  • Thinking, Fast and Slow — Daniel Kahneman. Not about property, but essential for understanding why we make bad investment decisions emotionally and how to slow that process down.
  • The Psychology of Money — Morgan Housel. Short, clear, and practical on how time and behaviour matter more than picking the right asset.
